Our Tenant Fees

Tenant fees Fee inc VAT (where applicable)
Tenancy Agreement & deposit – includes one tenant reference £195.00
 
Additional tenant reference checks £45.00 per additional tenant
 
Guarantor reference checks £45.00 per guarantor (if required)
 
Deposit (This is not a fee and comes off the total due) Usually equivalent to 6 weeks rent
(8 weeks if you have a pet)
 
Withdrawing from a tenancy after accepting it £195 plus £45 ppn and any initial ‘pre-payment’ to remove the property from the market exclusively for you.
 
Renewal negotiation and paperwork (paid at renewal) £95.00 (for each tenancy extension or renewal)
 
Change of sharer (includes one tenant reference) £195.00
 
Call out services (where tenant is liable)
Where your actions or lack of actions result in us (or a contractor)attending the property, we make a charge for our time to remedy the situation.
£60 per hour (min 1 hour) plus the contractor's invoice
 
Inventory check out (paid at start of tenancy) Landlord and Tenant split this cost 50/50 – tenant pays on way in, Landlord on way out.
The charge will vary depending on the size of the property and whether furnished or unfurnished – min. £95.00, to max. £300.00
 
Hourly rate (for example, replacing any damaged or broken items, or returning any fixtures or fittings to their original position as per the inventory) £60 per hour plus any replacement cost
 
Unpaid rent / returned payments £30 per payment unpaid or returned payment

Interest on any unpaid or late rent at the ‘Statutory Interest’ rate as applied by HM Courts Service.
You’ll also be responsible for all household bills such as gas, electric, water, telecoms, council tax and so on (If applicable).
